In September 2026, just 3 per cent of Durham Region neighbourhoods were in overbidding territory, while 97 per cent were in underbidding territory and none sold at asking price, according to data from Wahi reported by Durham Post. Across the Greater Toronto Area, 93 per cent of neighbourhoods were underbidding and 6 per cent overbidding.
Excluding neighbourhoods with fewer than five sales, only Applecroft in Ajax saw overbidding, with a median sold price of $690,000 and a median overbid of $18,000. There were 33 Durham neighbourhoods with at least five home sales in September.
The five most underbid Durham communities saw median underbids ranging from $27,900 to $35,000, with median prices from about $750,000 to just over $1 million; the most underbid neighbourhoods tended to be among the more expensive, the report said.
