Clarington has issued a public tender for two groups of condominium units at 21 Brookhouse Dr. in Newcastle. Tenders must be received by 3 p.m. local time on November 4, 2026, at the Municipal Administration Centre, 40 Temperance Street in Bowmanville. The municipality says it will open the tenders publicly at the same location as soon as possible after the deadline.
The first group, File 25-01, is associated with Roll No. 18 17 030 110 02579 0000 and lists unit numbers 40 and 93 in Level A of Durham Standard Condominium Plan No. 312. The last returned assessment roll lists an assessed value of $16,000, and the minimum tender amount is $11,105.55.
File 25-02 covers Roll No. 18 17 030 110 02580 0000 and unit numbers 154, 163 and 174 in the same condominium plan. The notice lists an assessed value of $3,000 and a minimum tender of $9,869.56. The two groups are listed at the same 21 Brookhouse Dr. address.
A condominium declaration restricts ownership of the units to a person or entity that already owns a residential unit within the condominium corporation. Clarington says prospective bidders are responsible for confirming their eligibility and advises them to obtain independent legal advice. Tenders must use the prescribed form and include a deposit of at least 20 per cent of the tender amount, payable by certified cheque, bank draft or money order to the municipality.
The municipality says it makes no representation about title or other matters relating to the lands, and that responsibility for checking those matters rests with prospective purchasers. It cautions that assessed values may not reflect current market value. The successful purchaser must pay the amount tendered plus accumulated taxes and any applicable taxes, such as land transfer tax and HST; Clarington is not required to provide vacant possession. The notice also refers bidders to federal restrictions on non-Canadian purchases of residential property, possible Non-Resident Speculation Tax, and the need to review eligibility and tax obligations.
